Woodlawn Operations Building

Social Security Administration

Woodlawn, MD

1.2 million square feet

Renovations to the Social Security Administration's main operations building resulted in the creation of a user-friendly office environment with appropriate amenities, and the development of an organizational logic for the building with an image suitable for the Administration's mission.  Work included the replacement of existing façades; mechanical, electrical, and data systems; food service; and tenant fit-out for 4,500 staff.  The building systems, with the exception of the chilled water plant, were replaced in full, providing a new, flexible MEP, life safety, and telecommunications system.  All data and telecommunications are routed below a seven-inch raised floor tying into a new data room on the first floor.  This new system greatly simplifies the process of relocating people and groups within the facility.

This project is registered with the USGBC for LEED certification.
