SEHA sought Burt Hill’s master planning expertise to provide a vision for the area surrounding the new Al Mafraq Hospital, also designed by Burt Hill. Our concept master plan successfully integrates New Urbanist principles, and has been praised by the Abu Dhabi Urban Planning Council (UPC) as exemplifying the goals established in the Plan 2030 Abu Dhabi. The master plan carefully considers the placement of Al Mafraq Hospital and accommodates the complex patterns of circulation necessary for the facility. Morever, the plan’s land use program includes space for a variety of related medical program.

The master plan maintains a flexible, human-scaled grid to accommodate a variety of programs. The development encourages alternative modes of transportation and features a range of integrated open spaces. The scale, density, and mix of uses encourage pedestrian movement and social cohesion. The east side of the master plan, centered on a major planned transportation hub, will be a civic and commercial center featuring a Juma mosque, community facilities, and a concentrated retail and food and beverage zone. The proposed light rail corridor north of the hospital and extending from east to west across the site will be defined by mixed-use office and ground floor retail to support a density of activity. North of this corridor lies predominantly residential uses designed according to the principles of an urban-rural transect.  In short, the Mafraq master plan is a model for urban development in line with the basic practices of European and North American town planning and as appropriate for the traditions and context of Abu Dhabi.
